Mexico City's industrial inventory grew by 7% in the last year

At the close of the second quarter of 2025, Mexico City's industrial market registered an inventory of 20 million square meters, representing a 7% growth compared to the same period last year.

This year-over-year growth underscores the dynamic expansion of the industrial sector in the Mexican capital, consolidating its position as an important market for industry in the country.

The submarkets that incorporated new industrial supply were Cuautitlan and Tultitlan, each with 27% of the total within the CTT. Toluca followed with 19% and Zumpango with 15%, consolidating their position as the areas with the greatest dynamism in recent industrial development.

In total, 46 industrial warehouses were completed, of which four were developed under the Build to Suit scheme and 19 were pre-leased prior to completion.

This trend reflects the strong interest of companies in securing industrial space early in the capital, which has contributed to vacancy remaining at stable levels over the past year.
