As of the end of April 2026, industrial vacancy in the Bajío region exceeded one million square meters, registering a 17% increase and reflecting greater availability of industrial space in the market.

This increase in supply is due to a slowdown in demand, as well as the release of industrial space. This environment has led developers to adopt a more cautious approach to starting new projects in the region.
Furthermore, U.S. tariff policies and uncertainty surrounding the new trade agreement have contributed to moderating industrial activity, encouraging a more prudent strategy from investors and developers.
