Oversupply of corporate buildings in Puebla

The city of Puebla and its metropolitan area have an oversupply of corporate buildings, so they would be enough for the next four years to meet demand, although it is always susceptible to investment, Solili consultants considered.

According to Pablo López Gallardo, research director of the firm that quarterly evaluates real estate activity in office rentals and industrial space in 12 cities in the country, explained that Puebla continues to present the greatest oversupply of the areas they analyze, having the rate 28 percent vacancy.

However, he pointed out, the growth of the corporate office market in Angelopolis is going at a slower pace compared to what is happening in Monterrey and Mexico City, which are generating buildings and are occupying them.

He commented that there are more projects to build in Puebla, but the developers in this market have put a pause until they see that the vacancy drops considerably, which allows other works to be carried out.

He highlighted that the three submarkets identified with oversupply are the Ánimas-Zavaleta area, with a vacancy of spaces of 36 percent; the Angelópolis area, with 25 percent and the Centro-Juárez area, also within the city, with 23 percent.

"Companies looking to open offices in Puebla, will be able to find spaces from 80 meters to 5 thousand square meters, with competitive prices, around 14 dollars per meter", he explained.

He indicated that despite the stoppage of activities of the companies due to the Covid-19 pandemic in 2020 and that led to the staff working from home, office rental prices were not lowered, due to the quality of the infrastructure and services that they are similar to what Mexico City, Monterrey and Guadalajara offer in this market.

In this sense, he indicated that the developers did not have to lower rental prices to have more clients, since it was a natural pause period in this market, which by 2022 has been recovering in its entirety.
