Industrial demand growth is forecast for 2Q 2021

The demand for industrial spaces has increased in the last year for three main reasons: the signing of the T-MEC, the recovery of manufacturing and the increase in e-commerce.

The trend does not stop and the consulting firm Solili estimates that for the second quarter of 2021, the requirements of square meters will grow between 10 and 15%.

During the months of April to May, the gross demand was 804,000 accumulated square meters and from January to March it was 1.2 million.

Mexico City is where the greatest request for industrial spaces has been concentrated; in the fourth and fifth month of the year it represented 21%. The Tepotzotlán, Cuautitlán and Toluca submarkets, distributed between Morelos and the State of Mexico, also continue to stand out with 68% of the demand.

Saltillo, in Coahuila, has also played an important role. During the fifth month of May, it added 85,000 leased square meters, the majority in built to suit format, built with the requirements of a client.

In Monterrey and Tijuana, in the north of the country, the automotive, manufacturing and retail sectors are the ones that have searched the most for industrial spaces. They closed May with 56,000 and 44,000 square meters of gross demand, respectively.

During that month, Solili reports that the construction of 12,000 square meters was completed throughout the country, of which almost 80% are in Querétaro, Ciudad Juárez and Monterrey.

“In general terms, at the end of May 2021 the Monterrey, Tijuana and Guadalajara markets achieved positive net demands with significant values, which guarantees the same trend towards good results around the next quarterly closing. The capital will continue to lead in terms of the amount of demand and as one of the main cities where new constructions are started ”, the consultant says.
