Ramos Arizpe is the submarket that projects the greatest growth in Saltillo

The Saltillo industrial market has had a good start to the year that allows it to accumulate 115,000 square meters of gross industrial demand between January and April 2023, mainly concentrated in the Ramos Arizpe submarket, which has 68% of the current inventory of industrial buildings .

Demand in the first quarter of the year is represented by small areas of less than 5,000 square meters at one end, and at the other, large areas of custom-made projects where one belongs to a filter supplier for the automotive industry and another to a manufacturer of household appliances.

However, the bet on speculative ships continues with various suppliers from the automotive, electronics, light manufacturing and logistics sectors that find in this market the ideal conditions of labor, legal guarantee, security and government support to carry out their operations.

Currently, the Solili real estate platform allows a potential tenant to locate just under a dozen options ranging from 3.3 to 18.6 thousand square meters of available industrial buildings.

In the last two months alone, several investments in Ramos Arizpe have been announced, such as those from the Austrian company Miba and the Brazilian company Tupy. Miba plans to manufacture components for the automotive industry with an estimated investment of 25 million dollars, while Tupy plans to expand its plant dedicated to the metallurgical sector where it estimates to invest resources of 36.8 million dollars.

Ramos Arizpe and the Southeast region have been the recipients of investments from various countries by offering a privileged position for attracting resources focused on the development of electromobility. 

For example, the German firm ZF Powertrain will manufacture components for hybrid and electric vehicles from Ramos Arizpe, seeking to improve its production processes with the environment, while TitanX from India plans to produce cooling systems for automobile engines with the expansion of its operations, also in Ramos Arizpe.

In parallel, the Chinese-owned company Paslin announced its installation in Ramos Arizpe on the grounds of the Cactus Valley Industrial Park where it will invest 10 million dollars in a plant dedicated to the design, construction, manufacturing and assembly of machinery. The new 13.3 thousand square meter facilities will come into operation next July and the company seeks to focus as suppliers of Tesla in Monterrey.

Nearshoring has been and will continue to be the architect of sustained development in this important submarket of Saltillo, as evidenced by the recent inauguration in the Santa María Industrial Park of the new industrial facility of the Chinese company Jiaxipera, which invested 60 million dollars to produce 6 million compressors a year, also from Ramos Arizpe.
