Saltillo's industrial market has seen a 20% increase over the past year, reaching an average price of $6.82 per square meter per month in August 2025.

The vacancy rate remains below 1.5%, while the increase in prices is due to the fact that available supply is concentrated in Class A buildings developed by institutional firms such as Prologis, Grupo Amistad, and Vynmsa.
