The vacancy rate remains below 1.5%, while the increase in prices is due to the fact that available supply is concentrated in Class A buildings developed by institutional firms such as Prologis, Grupo Amistad, and Vynmsa.

The Ramos Arizpe corridor maintains the highest rates in the region, with an average of $6.89 per square meter, while the Arteaga corridor offers the most competitive rates, at $6.46.
