Monterrey’s industrial supply grows 30% annually, exceeding 1.4 million m²

From January to July 2026, Monterrey’s industrial market recorded an accumulated demand of 380,000 square meters, representing a 60% increase compared to the same period the previous year.

Although demand shows significant growth relative to the same period in 2025, vacancy also increased. At the close of July 2026, the market recorded 1.4 million square meters of available space, up from 1.1 million square meters in July 2025—a 30% increase in available space over the past year.

This growth in supply occurs against a backdrop of expectations for higher industrial demand in the coming quarters. At the same time, the USMCA review could influence investment decisions and corporate expansion rates; consequently, demand trends will be crucial in determining the market's capacity to absorb available space.

Currently, industrial availability in Monterrey exceeds 1.4 million square meters, distributed across more than 100 industrial facilities ready for lease. This figure accounts for one-quarter of the country's total vacancy.

Despite the already high market supply, more than 950,000 square meters are currently under construction. If this pace of activity continues, supply will keep growing in the coming months, making the market's ability to absorb available space key to maintaining the balance between supply and demand.
