When we analyze in detail the projects that are being built, large stores take center stage, since close to half of the projects underway are warehouses whose surfaces exceed 25,000 square meters.

We have seen at least half a dozen different developers competing by incorporating elements of design and space distribution in their warehouses, with great heights, surfaces that can be modulated, with a greater number of platforms and maneuvering yards than the new logistics and manufacturing processes. demanded by companies that seek to expand or that arrive for the first time in the entity.

This competition is developed in the presence of a speculative component that seeks a greater return on investment and that has been able to stop the progressive decline that the vacancy had and that reached its lowest level in January 2023 when it registered half a percentage point and has already managed to locate itself. by almost 1.5% at the end of April 2023.

Regarding the geographical distribution of new constructions, the El Salto submarket leads the way, since a series of hydrological conditions converge in it that promote industrial development and it is where there is solid growth potential for new real estate ventures.
