Monterrey saw the start of over 160,000 m² of industrial construction during July and August 2026. This figure was 65% higher than that of the same months in 2025, according to Solili. However, by the end of August, the total area under construction stood at over 980,000 m², compared to 1.4 million m² a year earlier. This difference represents a drop of approximately 29%.

The data are not contradictory. "Starts" track projects that began during a specific period. "Construction in progress" describes the active pipeline at a specific point in time. A market can launch new projects while simultaneously having less total area under construction if it has completed, delivered, or cancelled a larger amount of space than it added.
