León, Guanajuato’s corporate market performed favorably at the close of the third quarter of 2026, with increased leasing activity and a reduction in vacant space. This momentum came against a national economic backdrop marked by a benchmark interest rate of 6.5%, which has kept financing costs high, and an exchange rate above 18.00 pesos per dollar, which has shaped companies’ operating conditions. Despite this context, the León market recorded significant growth in demand for corporate space.
According to Solili data, León’s corporate market saw a rebound in leasing activity during the third quarter of 2026. Gross absorption came close to 19 thousand square meters, doubling the volume recorded in the same period of 2025. Cumulatively from January to October, demand exceeded 20 thousand square meters, 18% above what was recorded in the first ten months of the previous year.

Stronger leasing activity helped reduce the amount of vacant space in León’s corporate market. At the close of 3Q 2026, the vacancy rate stood at 5.3%, a decrease of 1.9 percentage points compared to the same period of 2025. This trend reflects higher occupancy of existing inventory, driven by the placement of space over recent quarters.
By geographic distribution, the Campestre–Country submarket accounted for 97% of the gross absorption recorded during the quarter, reaffirming its position as the city’s main corporate submarket. This concentration shows the importance of established locations in companies’ leasing decisions.
As for building type, Class B spaces accounted for 95% of the area leased during the quarter. This preference reflects a growing shift in demand toward properties that offer functionality, strategic locations, and a competitive balance between cost and amenities, characteristics that continue to influence companies’ occupancy decisions.
