Puebla's industrial market maintains rental rates below the national average, despite the growth recorded over the past year. As of the end of August 2026, the average rent reached $6.18 per square meter (m²) per month, according to data from Solili.

Industrial rates in Puebla stood 15.1% below the national average, which reached $7.28 per m² per month. Thus, the state retains a cost advantage compared to other industrial markets in the country, even as rents rose by 2.8% year-over-year.

Location and connectivity explain part of this difference. The Mexico-Puebla Highway corridor maintains rates above the state average due to its connection to Mexico City and other markets in central Mexico. In contrast, the Puebla-Tlaxcala area offers a lower cost structure for companies that prioritize rental rates.
