Mexico City's industrial vacancy doubles, reaching 900,000 m² in July 2026

Industrial vacancy in Mexico City doubled in July 2026, reaching 900,000 square meters, up from the 400,000 square meters recorded in July 2025. This increase reflects greater availability of industrial space and a shift in supply conditions within the capital's market.

The rise in availability is primarily driven by the completion of projects that were under construction and subsequently added to the inventory over the past 12 months. Between August 2025 and July 2026, 1.4 million square meters of deliveries were added, expanding the space available to users.

The highest vacancy levels are concentrated in Cuautitlán with 28%, followed by Toluca with 20%, Zumpango with 14%, Tepotzotlán with 13%, and Tultitlán with 10%.

Despite the increase in availability, the market maintains a solid pace of activity. In July 2026, Mexico City recorded 155,000 square meters of industrial demand—representing 35% of the national total—positioning it as the market with the highest industrial demand in the country.

The market outlook remains positive: nearly 1 million square meters are currently under construction, reflecting developer confidence in the continued growth of industrial activity in the capital.
