Guadalajara’s industrial market continues to solidify its position as a prime location for investment within the Mexican industrial sector, boasting new industrial parks that incorporate construction features and solutions designed to facilitate and optimize the operations of the companies located there.

By the end of July 2026, the market recorded industrial demand totaling 100,294 square meters, making it the second most sought-after market nationwide, trailing only Mexico City.
90% of lease activity was concentrated in the El Salto submarket—the primary driver of the Guadalajara industrial market—while the remaining 10% occurred in the Periférico Sur industrial submarket, which saw a resurgence in demand after several months of inactivity.
The pace of construction has remained moderate in recent months due to an increase in available vacant space. Nevertheless, demand remains robust, allowing several industrial parks to reach 100% occupancy.

Demand during the seventh month of the year remained favorable for the market, reflecting the strength Guadalajara has demonstrated in recent months. This is complemented by a steady rise in prices—aligning with demand trends—and the city's strategic location in the Western region; these factors continue to position Guadalajara as a key market for industrial investment.
