Industrial investments in the Bajío region decreased by 25% during the first half of 2026

During the first half of 2026, the Bajío industrial market registered a cumulative demand of 522,000 square meters, representing a 25% decrease compared to the same period in 2025.

This result reflects a more moderate absorption rate in the region, mainly due to lower activity in San Luis Potosí and Aguascalientes, while Querétaro and Guanajuato remained the markets with the largest share of regional demand.

Demand remained distributed among the four Bajío markets, with Querétaro accounting for 42% of occupied space, followed closely by Guanajuato at 41%, while San Luis Potosí and Aguascalientes together accounted for the remaining 17%.

Developers also showed greater caution in initiating new projects. Between January and June 2026, 300,000 square meters of industrial construction began, a figure 32% lower than that recorded in the first half of 2025.

While the Bajío region showed a slowdown in activity during the first half of 2026, this trend contrasted with the performance observed nationally in Q2 2026, where demand registered a 35% growth compared to the same period of the previous year, driven by other states such as Monterrey and Mexico City.
