Guanajuato Leads Industrial Construction in the Bajío Region by the End of 2025

By the end of 2025, the Guanajuato industrial market had accumulated 313,000 square meters of total construction, representing 40% of the total construction started across the four markets that comprise the Bajío region.

It should be noted that although national construction slowed down at the end of the year, investments remained steady in the Guanajuato market, allowing it to grow throughout the year and position itself as the leading industrial market in the Bajío region.

Currently, Guanajuato has a vacancy rate of 3%, which is below the national average. This has encouraged developers to begin construction on new speculative spaces, which totaled more than 120,000 square meters during the year, thereby expanding and diversifying their offerings.

Companies in the manufacturing, data center, and automotive sectors were the main drivers of BTS (Build-to-Sell) projects, representing more than 40% of the projects under development.
