As the country’s third most important metropolitan area, Guadalajara has solidified its standing within the national industrial market, driven by the growth of e-commerce and logistics—sectors that have bolstered demand for industrial space. Despite an economic landscape marked by commercial uncertainty, the review of the USMCA (T-MEC), and geopolitical tensions in the Middle East—factors that could exert upward pressure on the costs of energy, transportation, and raw materials—the market maintains a healthy pace of activity. Against this backdrop, industrial investments continue to fuel the sector’s expansion, enhancing the city’s appeal as a hub for both domestic and international companies to establish and grow their operations.

During the third quarter of 2026, Guadalajara recorded a gross absorption of over 215,000 square meters, positioning itself as the second most sought-after market in the country, trailing only Mexico City. This volume is triple the demand seen in the same quarter of 2025, reflecting sustained industrial investment in the Guadalajara market. For the year-to-date period from January through September 2026, gross absorption in Guadalajara reached 490,000 square meters—a figure already double that recorded during the same period in 2025.
Although manufacturing demand has slowed across most of the country’s markets, Guadalajara continues to attract significant investment from this sector. Manufacturing accounted for 60% of the total space demanded during the quarter, most notably through two Foxconn operations in the El Salto submarket—totaling nearly 87,000 square meters—as well as a Flex facility in Zapopan North, which spans over 23,000 square meters. Meanwhile, the logistics sector accounted for 40% of quarterly demand, driven by operations from Envia.com in Periférico Sur—covering nearly 25,000 square meters—and Mercado Libre in El Salto—spanning over 17,000 square meters. This reflects the strength of the Guadalajara market, where demand remains dynamic, fueled by both manufacturing activity and the expansion of logistics operations.

Nevertheless, it remains at healthy levels, supported by robust industrial demand. Furthermore, construction starts totaled nearly 440,000 square meters during the first three quarters of the year—a 37% increase over the same period in 2025—driven by high occupancy levels and the expansion needs of a market that continues to grow.
Industrial demand in Guadalajara reached an all-time high in 2024, totaling 510,000 square meters. With nearly 490,000 square meters recorded in the first nine months of 2026, the market remains on a positive trajectory and is well-positioned to set a new all-time record by the end of the year.
