Mexico City led the country's industrial demand in July 2025, with a total of 160,000 square meters. This figure represents a 13% increase compared to the same month last year.

85% of the leasing transactions carried out during July 2025 were pre-leased spaces, which are still under construction.

Companies continue to choose custom-designed industrial warehouses with large surface areas exceeding 40,000 and 90,000 square meters.

Among the most significant transactions of the month, Mercado Libre closed two transactions in the capital during July, accounting for more than 50% of industrial demand.

The industrial market continues to expand into new submarkets, and Zumpango has established itself as a key location. During July, this area accounted for a significant portion of demand, driven by the availability of industrial land suitable for Build-to-Suit developments.
