Office investments in Querétaro slow down during the first four months of 2025

During the first four months of 2025, cumulative demand for office space in Querétaro reached 6,000 square meters in leases, representing a 42% drop compared to the same period in 2024.

The areas that reported the highest leasing volume between January and April 2025 were Centro Sur with 33%, followed by Juriquilla with 31% of total transactions during the four-month period.

The majority of investments between January and April were consolidated in Class A buildings, confirming that despite the contraction in the market's commercial dynamics, companies continue to prioritize quality and location when making decisions.

At the end of April, the vacancy rate for the Querétaro office market stood at 13.7%, an increase of nearly two percentage points over the course of the year.

Throughout 2025, Querétaro has continued to receive new investments, including the construction of major plants and the recent opening of the QR03 data center. While these projects generate an optimistic atmosphere, the office market still faces a challenging outlook.
