Industrial demand drives new industrial developments in Guadalajara

The industrial real estate market in Guadalajara showed renewed dynamism during the first half of 2026, driven by the increase in the development of new industrial buildings to meet the growing demand from companies seeking to establish or expand their operations in the region.

Most of the projects that began construction are Class A industrial buildings, which accounted for 82% of the new construction area. This segment is characterized by offering high-level specifications for manufacturing, logistics, and distribution companies. The remaining 18% corresponds to Class B developments.

The growth in construction activity is directly related to the strong demand registered during the first half of the year. In that period, the market absorbed more than 250,000 square meters of industrial space, which reduced the available supply and motivated the launch of new projects to meet the needs of occupants.
