Office construction in Monterrey hits historic low of 160,000 m² in july

As of the end of July 2026, office construction in the Monterrey market stood at just over 160,000 square meters—the lowest level ever recorded.

This decline in construction activity is occurring against a backdrop of the steady addition of new space to the inventory. Between the start of 2025 and July 2026, approximately 42,000 square meters of corporate space were completed and added to the active inventory. Additionally, more than 13,000 square meters were added to the total area of buildings currently under construction during this period.

These figures reflect an adjustment process characterized by the completion of projects started in previous years and a slower pace of new investment. This dynamic has fostered market balance and helped maintain healthy availability levels; as of the end of July 2026, the vacancy rate stood at 10.4%.

Although the market is seeing a slower pace of investment in corporate infrastructure, the sector continues to strengthen. Current growth is driven by large mixed-use complexes developed in phases, allowing for the gradual introduction of new supply to the market. Given this dynamic, new office space is expected to be added to the inventory primarily during 2026 and 2027.
