Office leasing in Querétaro’s Bernardo Quintana submarket gains traction during 2026

The Bernardo Quintana submarket is gaining relevance within Querétaro's corporate market. Although it ranks fourth in terms of office inventory volume, it accounted for 38% of total transactions during the first seven months of 2026, surpassing Centro Sur—the submarket with the city's largest office footprint—which accounted for 29%.

In 2025, Bernardo Quintana ranked third in demand, trailing Centro Sur and Juriquilla. However, during the first seven months of 2026, the submarket rose to become the leader in leasing activity.

Bernardo Quintana currently records an average rent of $17.50 USD per square meter, making it the second most expensive submarket in the Querétaro market. This figure represents an 11.2% increase compared to July 2025.

As of the end of July 2026, Bernardo Quintana showed healthy availability levels, with a vacancy rate of 10%. After a period of limited growth, the submarket has begun to see renewed construction activity with the launch of a new corporate project.

A combination of higher absorption, competitive rents, controlled availability levels, and the return of new developments has strengthened Bernardo Quintana's position within Querétaro's corporate market.
