Land use in some areas of Edomex will undergo changes

The pandemic will facilitate the reconversion of the land use of industrial zones so that they are mixed: offices, commercial and residential. This project is carried out in different municipalities of the Valley of Mexico, such as TlalnepantlaNaucalpan and Atizapán, said Mario Granillo, president of the Mexican Association of Real Estate Professionals (AMPI), Metropolitan section of the State of Mexico.

He pointed out that the urban development strategy of rescuing these areas through the reconversion of mixed uses, which implies the creation of real estate developments that have residential buildings with shops and offices, has already begun.

Now the process will be easier because the pandemic implied the closure of many establishments, in addition to the fact that many office areas stopped being used due to the home office.

“In Edomex the program will be carried out in existing offices or industrial areas. At the state level there is a change in the urban development strategy, which implies the migration of land use to a mixed one, ”Granillo said.

He added that “we have many commercial areas that were closed due to the pandemic and that will reconvert the use of commercial land into housing. Large industrial spaces are also going to convert their land use into mixed areas, developments that have commercial sites in the lower area and housing above are going to begin to be built ”.

He said that the reconversion strategy also has to do with the remodeling of areas, such as Satélite and Naucalpan.

Meanwhile, Aurora Nayeli Corral Manzano, president of AMPI in the Northeast of the Valley, indicated that in that town the reconversion is taking place around the airport, where industrial buildings, shopping centers and hotels are being installed on ejido land, mainly, although the real estate offer is also growing in Técamac, Zumpango and Nextlalpan.
