Industrial demand forces developers to build more space in Saltillo, Tijuana and Juárez

The year 2023 got off to a strong start and just over 330,000 square meters of new industrial buildings were started during the first month of the year. The northern zone is the one that shows the greatest dynamism and if Monterrey is not considered, the markets of Tijuana, Saltillo and Ciudad Juárez concentrate a third of the new constructions that started in 2023. This amount would rise by 40% if Mexicali and Tecate are incorporated .

Saltillo saw the start of 58,000 square meters of new industrial buildings during the month of January 2023, which become part of the 512,000 square meters that are built there.

In Tijuana, new industrial projects also started during the month of January for more than 30,000 meters that seek to continue reversing the decline in vacancy. At the end of January, vacancy reports almost 0.9% after the minimum that it had reached in September 2022 with 0.4%.

Mexicali and Ciudad Juárez uprooted 21,000 square meters, each of them new and modern industrial buildings during the first month of the year. This dynamism drives to reach in the case of Ciudad Juárez the maximum number of areas under construction that this market has reported in the last four years.

In the case of Mexicali, the ability of developers to respond to the onslaught of demand has also allowed vacancy to close in January 2023 with 2.7% when a semester ago it registered almost 1%.

In the remainder of the quarter, the markets of the northern region, where Monterrey stands out widely, will continue to attract the attention of investors and developers, either under the modality of custom or speculative projects.

Sectors such as the automotive, metal-mechanic, electronics, information technology, manufacturing in general, and logistics sectors will continue to drive demand in a highly competitive region due to the availability of qualified labor and the proximity and connectivity to the american market.
