According to the World Bank's International Finance Corporation (IFC), buildings generate 19% of greenhouse gas emissions and consume 40% of electricity globally.
For this reason, in recent years, the various segments within the real estate sector have made greater efforts to mitigate the impact of real estate on the environment.
At the same time, companies show more interest in integrating ESG (Environmental, Social and Governance) criteria into their operations, which also implies setting up offices that guarantee efficient consumption of resources and a safe space for their collaborators.
The market increasingly demands buildings with green areas, open spaces and natural ventilation; which has given way to a proliferation of certifications aimed at green construction, efficiency, as well as the reduction of pollutants and operating costs, said Daniela Soriano, Senior Broker of Colliers CDMX.

Sorianp stressed that sustainability should not only be understood as a measure for climate change, but also as an element to create efficient and functional buildings that generate savings for owners.
Certifications such as LEED, WELL, BOMA BEST, among others, whether for new or existing commercial, industrial or office buildings, generate advantages for their commercialization, a factor that Colliers incorporates in a large part of its portfolio.
Some examples are Corporativo Legaria, in the Miguel Hidalgo mayor's office; and the Chapultepec Uno R509 tower, on Avenida Paseo de Reforma, where the latter has natural ventilation and its multiple open terraces have been key to closing operations.

Despite low occupancy, offices are not going to disappear, because beyond productivity, humans are social beings who need interaction to innovate, generate solutions and create culture. In turn, the home office is here to stay, so various companies are still in the process of finding the balance in hybrid schemes.
Thus, the market is facing another challenge: ensuring that the office is seen as a place where the collaborator must go out of conviction and not out of obligation in open spaces, with different configurations in which people can recharge energy and change posture, looking for physical, social and cognitive ergonomics that allow different levels of concentration, Colliers pointed out.
