
Data from the Solili platform indicated that industrial demand and construction contracted as a result of the tariffs imposed by the US president, creating an environment of uncertainty among investors.

In April, industrial demand decreased 45% nationwide. Industrial warehouse leasing reached 137 thousand m2 in the eight industrial markets that make up the northern zone, half of what was recorded in April 2024.
Solili noted that in light of the decline in industrial leasing, developers in the North moderated the start of new projects; that is, industrial construction of 200 thousand m2 represented a year-over-year drop of 27%.

Despite this contraction, the northern markets of the country account for 60% of the total projects under construction nationwide. In April 2025, Monterrey led construction starts in the region with 60%, followed by Tijuana with 21% of the total.
