San Luis Potosí projects greater dynamism as a result of new investments in the automotive sector

The industrial market of San Luis Potosí closed 2022 with a cumulative gross demand of almost 260,000 square meters that managed to exceed by 13% that registered during 2021, according to figures reported by the Solili Real Estate platform. Three quarters of the gross demand is of the modality of projects made to the average, leaving the remaining 25% to speculative projects.

After the harsh period of the pandemic that the lowland markets went through, mainly associated with the slowdown in vehicle production, this market has resumed its ability to reinvent itself by expanding its multi-sector focus. New companies in the agri-food segments, household appliances and the chemical and mining industries open up a range of investment opportunities, according to the head of the entity's Secretariat of Economic Development.

In the first two months of 2023, they managed to complete 76,000 square meters of industrial buildings. These new warehouses that are incorporated into inventories have allowed vacancy to stop its decline and rise slightly to reach 4.9% at the end of February 2023.

Currently, just over 200,000 square meters are available and practically these warehouses are concentrated in sizes smaller than 10,000 square meters. This group of sizes represents 56% of the available areas and 80% of the number of options that someone interested in this market will have at their disposal.

However, although the demand started the year in a very subdued way, the situation is expected to change from mid-2023, backed by the announcement of the investment by the German firm BMW, which plans to allocate 800 million euros in this market. 

This investment will create a dynamic effect in the increase in demand for auto parts, mainly due to the changes in components that electromobility brings with it in the manufacture of electric and hybrid cars. Various specialized providers of battery and electrical factories that BMW will demand are already evaluating the options for their installation in San Luis Potosí.

These blocks of companies specializing in components for green vehicles could also benefit Tesla, based on the distances between markets and the availability of water that the entity already has.

The distance between Santa Catarina, which will house the new Tesla plant, and the nearest city of Matehuala, Potosí, is 310 kilometers, while the distance to Ramos Arizpe in Coahuila is 75 kilometers.

These distances would allow San Luis Potosí an immediate option to satisfy the specific demand of some suppliers, among which we could include manufacturers of electric motors, casings, electronic components, hardware and artificial intelligence, since these vehicles seek to develop the automatic pilot.
