At the close of 2025, accumulated industrial demand in Saltillo was approximately 300,000 square meters, representing a 20% decrease compared to the demand recorded in 2024.
On the other hand, industrial construction in the market registered a more pronounced decline. Saltillo ended 2025 with 14 properties under construction, compared to 24 at the end of 2024, reflecting a significant reduction in construction volume.

During 2025, more than 470,000 square meters were delivered, while construction starts were less than 345,000 square meters, reducing the total construction volume.
The Saltillo industrial market, traditionally driven by custom-built projects, also showed a slowdown in this type of investment. Only 10 build-to-suit (BTS) projects were initiated in 2025, compared to 15 in 2024.

Given the caution generated by trade policies and the new dynamics of international commerce, companies have adopted a more conservative stance and postponed investment decisions, awaiting greater clarity.
