Appeal for industrial investors resurfaces in the Chihuahuan capital

During the first semester of 2021, Chihuahua managed to position itself as the fourth recipient of Foreign Direct Investment with 6% at the national level, only below Mexico City, Baja California and Nuevo León, which hold 18%, 9% and 8%, respectively.

Without a doubt, some part of that investment permeates into the industrial activity that has characterized the economic performance of this northern capital, during the third quarter of the year.

According to the Solili platform at the end of 3Q 2021, the Chihuahua industrial market exceeds 2.5 million square meters in terms of its inventory of industrial buildings.

The biggest jump in inventory was registered between July and August 2021, where 10.7 thousand square meters of new industrial buildings were completed. At present, 17.3 thousand square meters are executed.

Availability is entirely concentrated in existing warehouses and reaches 26 thousand square meters with few options ranging from 5.6 to 10.6 thousand square meters.

The quarter that ended reflects an increase in gross demand in the city of 171% compared to the previous quarter, closing the period with a total of 21.4 thousand square meters.

74% of the leased space was concentrated in the North corridor of the city, in spaces ranging from 830 square meters to almost 7 thousand square meters.

The vacancy rate had a decrease of 45 basis points compared to the previous quarter due to the increase in demand, where only one Class A building located on the South corridor of 10.6 thousand square meters was delivered during the period.

Recently, the Safran company, which operates in the fields of high technology in aeronautics, inaugurated a new industrial facility on the South Industrial Park where it invested 1.8 million dollars.

Safran currently manufactures harnesses, interior seats, restrooms, lighting systems, emergency exit systems, among other products. While in the new plant they will manufacture MAXflex galleries with three sizes and 94 configurations, which will be installed on Boeing 737 aircraft.

In parallel, the representatives of the Chihuahua Aerospace Cluster began conversations with the new state administration, with the aim of generating a development plan to detonate the aeronautical sector with a view to its estimated recovery by 2023.

Another construction scheduled for start-up in Chihuahua during the last quarter of 2021 is the Steel Industrial Park, which estimates its construction in a year and a half and includes between eight to ten warehouses in its first stage, as well as subdivision and urbanization of the property.
