The industrial markets comprising the Bajío region had a total of 1 million square meters of vacant space as of the end of July 2026. Collectively, Querétaro, Guanajuato, San Luis Potosí, and Aguascalientes offer more than 120 industrial facilities available for immediate occupancy, providing a wide range of options for companies looking to establish or expand their operations.

Querétaro holds the largest share of the market's vacant space, accounting for 43% of the regional total, followed by Guanajuato with 28%, San Luis Potosí with 26%, and Aguascalientes with 3%.

Regarding construction activity, Bajío markets have nearly 700,000 square meters currently under development; these will expand market supply once they are added to the region's industrial inventory.

Rental rates in Bajío markets remain below the national average of $7.63 USD/m²/month. Aguascalientes records the highest rent in the region at $6.34 USD/m²/month, while Guanajuato has the lowest at $5.44 USD/m²/month.
