Querétaro begins recovery of industrial demand driven by BTS projects

During the first three quarters of 2021, Querétaro occupies the eighth position with an accumulated industrial demand of 252 thousand square meters, of which 45% was generated during the third quarter of the year, according to Solili reports.

These figures are in line with the Value of Manufacturing Production recently issued by Inegi, where the accumulated between January and August 2021 for the entity was 260.17 million pesos, which represents 4.5% at the national level. This value is 2.3% higher than the Value of Manufacturing Production for the same period in 2019, that is, prior to the pandemic.

The entity continues to set course in the Bajío next to Guanajuato, prevailing its strong manufacturing vocation.

Of the total of 114,600 square meters of gross absorption registered in 3Q 2021, the main concentration was located on the Airport and Mexico-Querétaro submarkets, these being the submarkets where the highest vacancy rates are currently concentrated.

Although few projects began construction during the quarter, it is expected that due to the dynamism of Querétaro new speculative projects will begin during the next few months.

In the quarter, companies of various lines of business announced their installation in the entity as the metal distributor and manufacturer of industrial products for the automotive industry Samuel, Son & Co. Limited, which will open its new 13,000-square-meter plant in Querétaro at the end of 2021.

The Spanish company Delta Tecnic specialized in the production of color concentrates for automotive cables, will open its new plant in Pedro Escobedo, going from 3,000 to 5 million square meters.

Another recent announcement from the end of October indicates at least two companies that are installed in the entity. The Swiss company SIG will invest more than 1.6 billion pesos in the Aerotech Industrial Park, on a land of 85 thousand square meters, where it will build its new production plant, estimating the start of operation for 2023.

Kloeckner Metals will also install its second plant in Mexico and choose the O'Donnell Industrial Park, where it will install an industrial warehouse of 7,500 square meters with an estimated investment of around eight million dollars.

Another relevant indicator is net absorption, which at the end of 3Q 2021 registered 70.2 thousand square meters, a value 11.4% lower than that registered in the third quarter of 2019, which indicates that it is approaching levels prior to the pandemic.

In the remainder of the year, it can be expected that both manufacturing demand and logistics will continue to regain participation towards the end of the year where the efforts of the international tours undertaken by the authorities in the main cities of the Bajío are reflected.
