What to expect for the industrial market after the pandemic

According to the director of Colliers, Javier Lomelin, both the industrial and commercial markets show recovery in the short term.

In the industrial logistics market, Colliers foresees a positive outlook derived from the continued growth of e-commerce and the acceleration of small formats such as Click and Collect, Drive Thru, Pick & Go, Dark Store, Dark Kitchens and Last Mile.

In this market, an increase in the price of rents or of the square meter for sale is expected.

While in the commercial market a sustained recovery is expected to the extent that greater capacity is allowed and the mix of turns and experience continues, accompanied by gastronomic and entertainment elements.

The impact of investments for the development of new Distribution Centers or large manufacturing plants is also expected throughout the Republic, but mainly in the border region.

To face this situation, early renewal services (blend & extend) and contract renegotiation were the most requested due to the effects left by the pandemic, Colliers said.

The company points out that the main thing is to review whether to stay or leave the location (consolidate or separate the operation), reduce the space, adjust the terms of renewal or termination of the contract, review penalties for early termination, and review the deadlines 

for contracts in relation to a property with others in the same area.

In the case of retail, deadlines and flexibility in departures have been a factor that owners of shopping malls and commercial premises have been willing to analyze in order to keep their properties occupied.
