Puebla has the highest office vacancy rate in Mexico

By the end of the first quarter of 2025, Puebla has a total office inventory of 400,000 square meters, of which nearly 100,000 square meters are vacant.

Of interest: León, Guanajuato: Office market registers 9% annual growth

This translates into a vacancy rate of 25%, the highest nationwide and 8 percentage points above the national average of 17%.

This indicator places Puebla ahead of other important markets such as Mexico City, with a vacancy rate of 19%, and León, with 14%, reflecting the challenges facing the Puebla capital in its corporate sector.

Las Ánimas-Zavaleta has the largest volume of available space, reaching a vacancy rate of 33%, making it the most vacant area in the city.

Compared to the first quarter of 2024, vacancy has decreased by just 0.7 percentage points. These levels remain high, largely due to the slowdown in the leasing pace, which has limited a faster market recovery.
