
Over the last year, the Saltillo industrial market registered a 20% increase, reaching an average price of $6.82 per square meter per month in August 2025.

Although the vacancy rate in Saltillo remains below 1.5%, the increase in prices is due to the fact that supply is currently concentrated in Class A buildings. Developments in the market are being driven by institutional companies such as Prologis, Grupo Amistad, and Vynmsa.
For the coming months, prices are expected to continue their upward trend due to the upcoming addition of buildings with first-class infrastructure. Speculative projects are currently being developed in industrial parks such as 360 Industrial Park, Alianza Pocket Park, and Santa María Industrial Park, which have prices above the market average.

The Ramos Arizpe submarket maintains the highest rental prices, closing August 2025 at $6.89 per square meter. On the other hand, the Arteaga submarket offers the most competitive price, at $6.46 per square meter.
