Industrial warehouse rental prices in Saltillo grow 13% in April 2025

At the end of April 2025, the rental price in Saltillo's industrial market hovers around $6.40 per square meter, representing a 13% annual increase through April 2025. Although rental prices for industrial space have been increasing, the value remains 10% below the national average.

The Ramos Arizpe submarket has the highest rental price in Saltillo, with an average rental price of $6.46 per square meter. Developers such as Vynmsa, Prologis, and 360 Industrial Parks have Class A buildings available, which contributes to higher prices in both the corridor and the general market.

The vacancy rate in Saltillo remains below 1%, with only around 53,000 square meters of immediate availability, making it the industrial market with the lowest vacancy rate in the country.

Faced with low supply, developers have turned to investing in speculative projects to continue meeting growing demand. Companies such as Davisa, Grupo Amistad, Vynmsa, Alianza, Salva, among others, are currently developing new available buildings.

Currently, more than 168,000 square meters of available buildings are under development, with an average price of around $7.00 per square meter. Market rental prices are projected to increase once these buildings are completed.
