
According to reports from Solili, the industrial demand of Mexico City (CDMX) presented an increase of 22% compared to 2021. However, the gross demand of this city had a high presence of speculative warehouses, reaching 96% of overall demand.

In this sense, 70% of the transactions of industrial buildings that were registered in the capital had sizes of less than 10,000 square meters (m2). However, 40% of the traded surfaces correspond to spaces ranging from 21,000 m2 to 67,000 m2, occupied by speculative projects.
This event led the rental price to reach 5.9 dollars per m2 per month, and positioned vacancy at 2%. Due to the end of the year, the termination of temporary leases could be witnessed, which will cause vacancy in some areas of the capital.
Despite this, CDMX continues to develop new industrial spaces, so Solili anticipates that construction levels will remain above 550,000 m2 throughout 2023.

Due to the dynamics, this effect will not have significant repercussions on the demand for the country's capital. And, consequently, it is estimated that growth in 2023 will remain firm, as in recent years.
