The Mérida metropolitan area is experiencing a phase of real estate market consolidation, driven by population growth, the formation of new households, and an influx of people from other parts of the country and abroad.

According to data from Tinsa México by Accumin, the metropolitan area has a population of approximately 1.4 million and records an annual growth rate of 4.8%. Just over 10,000 new households are formed each year, maintaining a steady demand for housing.

The population is concentrated primarily among adults aged 35 to 59, who account for 33% of the total, followed by young adults aged 20 to 34 (25%) and adolescents aged 10 to 19 (15%).
