Northern and Bajío markets most favored by nearshoring

Thanks to the sophistication, the absorption of its industrial parks and its proximity to the main trading partner, the United States, Monterrey, Ciudad Juárez, Saltillo, Tijuana, Querétaro y Guadalajara stand out as the most advanced cities to face the challenges of nearshoring, experts agreed.

After the industrial park developer FINSA will launch its first Industrial Development Index (IDI) 2023, which indicates that Nuevo León, Chihuahua and Coahuila are the entities in the first three positions of the IDI.

The factors that stand out the most are its high participation in the industrial real estate market, its leadership in industrial GDP, manufacturing exports and attraction of Foreign Direct Investment (FDI).

For his part, the CEO of Prodensa, Emilio Cadena, says that the most prepared cities, I wouldn't say states, are Monterrey, undoubtedly number one, Ciudad Juárez, but Tijuana should be put on that list from the point of view of greater activity in industrial parks.

He added that historically Tijuana has been one of the top 3 in the development of industrial properties, with some more difficult challenges in terms of the development of warehouses.

And then come other cities that I would call secondary markets, which could be Mexicali, Reynosa, Querétaro, Guadalajara, and Guanajuato, which are also having a lot of activity,” said Emilio Cadena.

The proximity to the United States and the attractiveness of the shoal markets combined with connectivity or infrastructure aspects are key to the development potential of these markets.
