Construction materials increase 15.4% cost of works

Housing in Mexico, and especially in cities such as the country's capital, has become more expensive in recent years. The average value of a home increased 44.7% more than in 2018, going from 810,202 pesos to 1,466,989 pesos.

This has pushed people to prefer to buy land to build at their own pace. However, the cost of materials has also increased.

From June 2021 to June of this year, the works are 15.4% more expensive for producers, according to the National Center for Cost Engineering (CEICO) of the Mexican Chamber of the Construction Industry (CMIC).

The segment of works that this 2022 have had the highest price increase, due to the materials they occupy, are the construction of roads, bridges and the like, with an annual variation of 22.2%. Homes rose 13.8% overall.

More specifically, the construction of a 40-square-meter affordable home now costs 10.1% more than a year ago. A duplex of 90 square meters increased its value by 10.9%, and an additional room of 4x3 meters had an increase of 11.3%.

The construction supplies that increased their price the most were, in the first place, asphalt and mixtures with 40% more than in June 2021. In second place are wood with a 32.8% more expensive value and wire rod with an increase of 31.2% more.
