The 5 largest investments in Industrial Parks in 2023

2023 has been very good for the arrival of new foreign investment and the relocation of companies to the country, reflecting a record of investment in sectors such as the automotive industry.

The arrival of a large number of companies seeking to establish themselves in the country requires large investments by developers of industrial real estate spaces to build new industrial warehouses and parks complete with first-class infrastructure.

Industrial Cluster and Automotive Directory found 23 new investments in industrial parks around the country where 1,441.5 million dollars (mdd) were invested between development and infrastructure, in a total construction area of more than 2,200 hectares. In the third quarter of 2023 alone, there were 8 investment announcements in the sector.

Among the five most important industrial investments we have the following industrial parks: Pocket Park Norte of the GP Group, Gate Pacific, Partners of the Garza Cavazos Group, American Industries of Ciudad Juárez and Punta Norte developed by Vesta.

The largest investment in 2023 corresponds to the GP group that Ciénega de Flores in Nuevo Leon develops the Pocket Park Norte Industrial Park on an area of 35 hectares where it invests 250 million dollars. It has 140 thousand m2 of profitable area and has already inaugurated its first warehouse of 12,800 m2.

The Gate Pacific Industrial Park located in Tijuana laid its first stone in September 2023, with an investment of 205 million dollars, starting with a first warehouse of 20 thousand m2 and plans to expand to 140 thousand m2 in the future. As the first tenant, it houses DHL Supply Chain, which serves industries such as automotive, e-commerce, aeronautics, medical, technology and manufacturing in general.

The Partners Industrial Park is located in Ramos Arizpe, Coahuila, and has been built by the Garza Cavazos group since July of this year, with an investment of 160 million dollars, being the 95th park built in this entity in the northeast of the country. New industrial warehouses for rent are built on it on an area of 70 hectares.

In Ciudad Juárez, the American Industries group invests 150 million dollars, adding 140 hectares to its property reserve for industrial warehouses in the north of the country, and in 2022 alone it built 10 industrial warehouses, of which 9 were for nearshoring projects.

Finally, the Vesta project, Punta Norte, is being developed in Cuautitlán Izcalli and includes the construction of numerous industrial warehouses and spaces for important distribution centers, as well as two custom-made industrial warehouses in Toluca. with a total investment of 135 million dollars.
