At the end of March 2026, the Saltillo industrial market registered over 200,000 square meters of vacant space, a significant increase of more than 150,000 square meters compared to the same month of the previous year.

The industrial space supply in Saltillo has shown an upward trend, driven by developers' strategy of expanding market availability. In the last year, approximately 200,000 square meters were added to the available inventory as buildings were delivered.
Although the industrial space supply in Saltillo has grown, demand has slowed in a weaker global economic environment, with a particular impact on the automotive sector, one of the main pillars of local industry. In the first quarter of 2026, demand was 50% lower compared to the same period in 2025.

Currently, Saltillo has more than 55,000 square meters of available speculative construction space underway. Of particular note is the start of construction in Q1 2026 on an industrial building of more than 38,000 square meters in Ramos Arizpe, developed by Vynmsa.
