The supply of industrial space in Mexico City increased by more than 140 m² in the last year

The industrial supply in the Mexico City market reached 408,000 square meters at the close of October 2025, increasing by more than 140,000 m² compared to the supply registered in October 2024.

This increase in vacancy is mainly due to the new supply of industrial properties that were completed and added to the vacant inventory during the last year.

Among the most notable developments that are currently available are: in the Toluca submarket, Prologis Lerma Park and Eco Paragon; while in Cuautitlán, the warehouse at Campus Cuautitlán by BTS Development, CPA Cuautitlán II, and Buró Logistik were added to the inventory.

In Huehuetoca, Premium Park Foresta Tepeji has also completed construction and remains available.

On the other hand, industrial demand in the capital has slowed, decreasing by 15% over the past year. This, along with the addition of new projects, has boosted the city's industrial supply.
