During the first half of 2026, construction starts in the Querétaro industrial market reached 92,000 square meters, representing a 50% year-over-year decrease compared to the same period in 2025. This trend reflects a more conservative approach from developers, who have moderated the launch of new projects given the greater availability of industrial space.

New market supply also showed a decrease. During the first half of the year, 168,000 square meters were added, representing a 28% drop compared to the same period of the previous year.
Meanwhile, leasing activity remained strong. During the first half of the year, demand reached 217,000 square meters, driven primarily by speculative spaces.

This dynamic demonstrates that the Querétaro market continues to show solid fundamentals on the demand side, although with a different profile than observed in previous years. Users' preference for spaces available for immediate occupancy, along with developers' decision to prioritize leasing their existing spaces before starting new speculative projects, could contribute to a gradual adjustment in availability levels during the coming quarters, provided the absorption rate remains stable.
