Airport infrastructure drives Tijuana growth

The economic growth of Baja California is reflected in its infrastructure and both the authorities and the private sector have shown greater interest in getting involved in large projects, since it is an aspect of the utmost importance to achieve functional cities that add value.

The expansion of the Tijuana International Airport (TIJ) is proof of this with the inauguration of the new Processing Building with an area of over 430 thousand square feet, a project that seeks to order the flow of people in the airport terminal, which closed in 2021 with just over 9.7 million passengers.

Likewise, it is expected to function as an International HUB, that is, a gateway to the different destinations in Mexico. With the opening of this new building, the TIJ doubled its size, with which they hope to meet the growing demand of this border airport. It will also improve connectivity and facilitate migratory transit for national and international travelers.

By 2034, more than 17 million annual passengers will pass through the Tijuana airport. TIJ currently has departures to Beijing, Shanghai (China) and Narita (Japan), although opening new destinations to the East after this expansion is not ruled out.

In this regard, Eduardo González, administrator of the Tijuana International Airport, reported that 100 million dollars were allocated for the project, destined for the construction of 52 documentation counters, two new boarding gates and six Immigration modules, in addition to seven new Customs review lines, instead of the two currently available.

With this, the TIJ increased its infrastructure of visitor inspection points by 83% to offer a better experience for passengers.

Data from the Quarterly Indicator of State Economic Activity (ITAEE) indicate that the industrial production of the state is among the five strongest in the country. 

Regarding the gross absorption of industrial spaces, Tijuana was the most notable city, accumulating a total of 45 thousand square meters, according to figures from Solili, followed by Mexicali, which ended 2021 with a total of 27 thousand square meters.

Finally, Carlos Jaramillo, president of EDC Tijuana, highlighted for Inmobiliare that his region had a 100% growth in terms of absorption of industrial spaces after the pandemic, he also considered that the challenge of the real estate industry is to create enough spaces for the volume owned by the entity.

The border area of the state has become of interest to different national and international firms. An example of this is Vesta Park Mega Region, the new industrial park of the developer Vesta Real Estate, a project with an investment of 101 million dollars in Tijuana, with an area of one million square feet and which, according to the firm , will be one of the largest sources of employment in the entity.
