Guadalajara has established itself as one of Mexico’s leading business centers, supported by a diversified economy and a growing presence of companies in the technology, retail, and services sectors. This business activity supports corporate growth and sustains demand for office space across the Metropolitan Area.
In this context, the Guadalajara Metropolitan Area office market recorded 36,000 square meters of gross absorption during the third quarter of 2026. This result ranked the city second nationwide, behind Mexico City, and represented one of its strongest quarterly performances in the past three years.
Cumulative office demand in Guadalajara reached 65,000 square meters between January and September 2026, representing a 38% increase compared with the same period of the previous year. Demand also included spaces in projects that are still under development. Approximately 3,000 square meters corresponded to office sales in buildings under construction, while more than 3,500 square meters came from presales of projects in the planning stage. These transactions reflect the interest of companies and investors in securing corporate space during the early stages of development.
Guadalajara’s main business districts, Nueva Zona Financiera and Puerta de Hierro, accounted for 30% and 22% of gross office absorption in the third quarter of 2026, respectively. In Nueva Zona Financiera, 70% of transactions involved Class A office space, while the remaining 30% corresponded to Class B offices. In Puerta de Hierro, all demand was directed toward Class A buildings, reflecting a preference for higher-grade corporate space in the district.

Before the pandemic, the vacancy rate remained close to 18%, before beginning a downward trend that brought it to around 10% in 2024. Since then, the indicator has remained relatively stable, closing the third quarter of 2026 at 9.8%.
