Guadalajara’s industrial real estate market is on track to set a new demand record in 2026, driven by the expansion of manufacturing and logistics companies. According to the platform Solili, cumulative gross absorption from January through September reached 490,000 square meters (m²)—double the figure recorded during the same period in 2025.

This trend puts the Guadalajara market close to surpassing its all-time high for demand, set in 2024 at 510,000 m². If the current pace of activity continues, it could exceed that mark by the end of 2026.

The manufacturing sector accounted for 60% of the industrial space demanded during the third quarter, despite the slowdown this sector has experienced in other markets across the country.

Key transactions included two contracts by Foxconn in the El Salto corridor, totaling nearly 87,000 m², as well as a deal by Flex in Zapopan Norte, covering more than 23,000 m².

On Solili, you can find available industrial spaces in: Ciudad Juárez, Tijuana and Guadalajara
