FPLUS begins divestment of the Heredit Acueducto office project

The Real Estate Investment Trust ensures that it has 5 properties in advanced stages of negotiation for divestment that represent 20% of its total assets. Among them is the office space of the project called Héredit Acueducto, which is in the process of sale, and more than 52% of the salable area has a purchase promise.

Fibra Plus, a diversified real estate investment trust, announced that they currently have a portfolio of properties for sale or divestment, which together represent a sum of more than 3,400 million pesos (mp).

In parallel, the commercial component of said development is already operating and has an occupancy of 75%, with the rest of the Gross Rentable Area (GLA) in negotiation. Regarding Espacio Condesa Comercial, currently 83.7% of the ABR is already signed or in the signing process.

“We maintain an active strategy in the divestment of properties (...) It is worth mentioning that this quarter was very active in terms of interest in the purchase of our properties for sale,” said Rodrigo González Zerbi, general director of Fibra Plus.

At the same time that the real estate trust seeks to divest from some of its properties, it is also making investments in the acquisition of new properties. Among its purchases are the industrial warehouses located in Sonora and Saltillo, which were made in the last 12 months.

Due to the above, said the manager, they continue to evaluate various financial initiatives to strengthen their position in the market, opening the possibility of acquiring assets that meet profitability standards or to rotate those that they consider beneficial for divestment, said González Zerbi.

At the end of September, the FPLUS portfolio was made up of 58 properties, with a total GLA of 645,445 square meters (m2), of which 46 were in operation (470,969 m2), 4 in the process of stabilization (25,044 m2), 3 in development (69,951 m2) and 5 in the planning and/or seeking financing phase (79,481 m2).
