These are the industrial markets that will immediately benefit from the Tesla installation

There are several markets that will benefit from the arrival of Tesla. The National Auto Parts Industry (INA) anticipates the arrival of new suppliers for the production of components, which could generate an opportunity of 15 billion dollars for the coming years in our country.

Mexico already plays an important role as a supplier in the production of automobiles for Tesla. The INA estimates that at least 20% of the value of the units that the American company assembles have components produced in Mexico, a figure that will undoubtedly increase with the arrival of the new gigafactory in Santa Catarina in Nuevo León.

The Mexican suppliers that already supply Tesla are located in Nuevo LeónCoahuilaSan Luis PotosíAguascalientes, the Estate of Mexico and Chihuahua. These would be the markets with the most immediate impact since they know the final customer of their products and services.

In the first place, Monterrey, which already has an institutional industrial market that managed to lead the gross demand nationwide during 2022, will be the main beneficiary of the increases in demand for industrial buildings, not only in the Santa Catarina submarket but also in the located further north such as Apodaca, Escobedo, Salinas Victoria and Ciénega de Flores. These four submarkets managed to total 68% of the demand for industrial buildings during 2022, while Santa Catarina grouped 14% of the warehouses marketed in Monterrey and 16% of the number of operations.

It is followed by Saltillo, which, although it will be located at an average distance of 47 kilometers from the future Tesla plant, the estimated transfer time would vary between 40 minutes and 2 hours, due to the traffic difficulties that the road presents. But Saltillo, which occupied the third position of the cumulative national gross demand of 2022, currently available of at least 25 industrial buildings with sizes ranging from 800 to 18.6 thousand square meters, and about a dozen are located on the Ramos Arizpe submarket, the which would be closer to the new electric car factory.

In the Bajio, both San Luis Potosí and Aguascalientes have the expertise of being automotive markets where two other automakers such as BMW and Nissan had already announced expansion of their operations for 2023 with investments of 866 and 700 million dollars, respectively.

Currently, these two markets have the highest vacancies nationwide, reporting 4.9% in San Luis Potosí and 3.7% in Aguascalientes, so they would have the capacity to meet the unsatisfied demand in the northern entities by extending the network of suppliers that these new assemblers need.

Mexico City is also another key market that can serve the diverse range of products of the electric car industry and this was demonstrated by the strong competition that was generated with Monterrey for the location of the first Tesla plant. However, it is not ruled out that in the future Tesla may also install an auto parts plant in the southeast of the country's capital.

Finally, in Chihuahua all the automotive parts required to assemble an electric vehicle are already manufactured and could support both the suppliers and the trained personnel to support the start-up of the assembly plant in Mexico.

Undoubtedly, the arrival of Tesla will foster a new ecosystem of electromobility providers that will change the role of Mexico in this industry in the coming years.
