New companies that arrive in Nuevo León seek larger industrial areas

Throughout 2022, the Nuevo León industrial market registered very clear trends: a greater demand for warehouses, and even larger ones, and the arrival of more new companies, above expansions.

Various analysts report that industrial growth will continue to register, although at a more conservative rate, with an advance of between 5% and 15% in the most favorable or optimistic scenario this 2023.

In an interview, Sergio Reséndez, director of Colliers International Monterrey, pointed out that despite challenges such as high inflation, the market reported favorable figures, exceeding what was achieved in 2021. He reiterated, for the first time, there were more new companies that came to the entity than expansions, which demonstrates the attractiveness of Nuevo León as an investment magnet.

There are expansions and new companies, but for the first time the new ones surpass the expansions, for the first time it is the new ones that are arriving and are looking for spaces ready to start, and those that are expanding are doing so to reconfigure those supply chains that are were affected in 2021”, he asserted.

Monterrey, together with Mexico City, have been the markets that throughout 2022 were at the forefront of industrial demand in the country, although it is the royal city that led the way by accumulating a quarter of national demand.

In this regard, Jorge Paredes, president of Realty World Mexico, highlighted that Monterrey was one of the most favored markets in the industrial market due to the increase in the relocation of companies.

The trend indicates that this will continue to register a great push, since according to data recently announced by Iván Rivas, Secretary of Economy of Nuevo León, there are more than 101 investment projects that will be developed in the following months and that will be demanding industrial spaces.

Last week, the Solili firm considered that in 2023 the industrial market will be diverse and competitive. Separately, the Chamber of the Transformation Industry (Caintra) Nuevo León commented that it sees any arrival of investment in the region as positive, however, it said that all this must be complemented with a quality public transport system, guarantee the availability of energy clean, cheap and constant, capable of covering the aggregate demand that the industry requires; as well as the promotion and insertion of highly trained young people into the labor market, to mention a few challenges.

Reséndez also said that by 2023 there could be a contraction derived from the slowdown of the North American economy, however, other analysts report that industrial growth will continue to register, although at a more conservative rate, with an advance of between 5% and 15% in the most favorable or optimistic scenario.
