As of the end of November 2025, the eight markets in northern Mexico saw the start of 185,000 square meters of new construction, representing 50% of the total started nationwide during the month.

Although demand has slowed in the northern region due to global and tariff factors, leading to increased vacancy rates, developers continue to invest in new projects in this area of the country. As a result, the northern markets as a whole registered a 33% increase in construction starts compared to November of the previous year.
The northern markets with the highest volume of construction starts were Tijuana, Monterrey, and Chihuahua, which together accounted for a significant portion of the national total, with shares of 27%, 20%, and 5%, respectively. In contrast, Reynosa, Ciudad Juárez, Saltillo, and Mexicali did not register any construction starts during the month.

The Tijuana industrial market led construction starts in the northern region, registering more than 85,000 square meters, all of which correspond to speculative projects. Although the city has a vacancy rate of 8.2%, the highest in the country, developers continue to boost supply with the start of new construction.
