The industrial market of San Luis Potosí will continue to be driven by the automotive industry

San Luis Potosí is an industrial market whose inventory is in the order of Mexicali and Reynosa that presents a marked manufacturing vocation that has been marked by the automotive industry, mainly, which has marked its performance throughout 2021.

This market of 3.2 million square meters spun two quarters with a negative net absorption as a result of the impact that the automotive activity has experienced in the Bajío.

The automotive industry that faced many challenges throughout the pandemic and in the specific case of San Luis de Potosí this is reflected in the vacancy rate at the end of 3Q 2021 of 6.5%, the second highest nationally, only below Guanajuato that exhibits 8.1%.

During the third quarter of the year, the arrival of Yafeng stands out in San Luis Potosí, occupying just over 9 thousand square meters in addition to an expansion totaling 19 thousand 040 square meters occupied by the Asian company.

During this quarter, no new buildings were added to the inventory and only the start of construction of 14,523 square meters was recorded. With this, the total construction of the market is at 141,126 square meters.

Of the total warehouses under construction, which correspond to the 5,000 square meters of area are speculative projects and the rest are configured in BTS and expansions, where the maximum size of 50 thousand square meters is built on the San Luis Potosí-Villa Arriaga corridor .

The expansions span the size range from 7,000 to 12,000 square meters.

The San Luis Potosí-Villa de Arriaga submarket not only concentrated absorption for the quarter, it currently concentrates market vacancies, as well as construction.

Although this quarter that has just ended the net absorption was negative, it was reduced compared to the previous period, under a scenario of rental prices that increased by 1% compared to 2Q 2021 and which remains 1.3% above the price registered a year ago.

For the end of the year and the first half of 2022, the trend of closing gross absorption is expected to continue, which could reflect positive figures and a gradual recovery of this important Bajío market.
